Rick Otton Interview Reveals a New Way to Think About Real Estate

In a recent interview, real estate strategist Rick Otton used the news of falling supply and growing confidence in residential real estate in Australia to illustrate how his way of property investing requires out-of-the-box thinking.

I think people are still stuck in the old way of doing things. A lot of people in real estate investing in Australia still see property as property and people as people. They dont realise that the new real estate paradigm is actually about solving peoples problems, said Mr Otton.

The Property Council of Australia and ANZ recently released their property sector survey of confidence for the September quarter. The report found increasing optimism about residential growth across the country. At the same time, figures released by SQM Research show that for sale listings for residential properties have fallen in all capital cities compared to the same time last year, with an average rate of 5.4%.

People look at these kinds of figures and think that real estate investment is really complex, that its all about percentages and values and crunching the numbers. I really cant say this enough: its about people, pure and simple. The house is just the widget you use to help the people, said Mr Otton.

Mr Ottons non-traditional property investment strategies have created a way for many Australians to get into property without a big deposit, mortgage or real estate experience. Since the Global Financial Crisis, his focus on growth and cash flow has taken on a new resonance, with many people locked out of the traditional real estate market and looking for alternatives.

I see so many people coming to my property seminars looking for a different way of doing things. All this hype about the market going up or down or sideways and values going up and down, its just more evidence of that old mindset. Some of the best strategies ignore the ‘market,’ and instead ask people, How can I help you with this problem?’”, Mr Otton said.

I believe in showing people that anyone can get into real estate investing in Australia, and building a property portfolio with positive cashflow doesnt mean massive amounts of debt or needing to have a huge income, he added.

In trading the market, and in life, there are risks and rewards. When a risk taken turns into a disappointment, its best to admit the mistake in trading (and in life) and learn from it. Being stubborn in holding a position will prevent someone from moving on. In fact, it can cause even more mistakes, says Mitchell. Acknowledging where things went wrong and making corrections allows people to grow their trading skills, and their earning potential.

This idea is Todd Mitchells #2 rule in his 20 Survival Skills for Traders listed below:

1. Know the difference between trading and investing.

2. Dont let losers run! Dont be stubborn in holding a position. Remember, while you may not be wrong often, The Market Is Always Right. The best traders are the first to admit (to themselves and the market) that they made a mistake.

3. Trade only price pattern set-ups.

4. Trade for skill, NOT the money.

5. Concentrate on what you are trading.

6. Focus on your executions.

7. Model yourself after successful and experienced traders.

8. Be teachable.

9. Remember that even the best of the best traders lose money.

10. Use only one contract at the beginning.

11. When in doubt, get out (or stay out)!!

12. Learn the difference between gambling and trading.

13. Never, ever add to losing trades.

14. Dont overtrade.

There are times at work or home where it would be helpful for us to express our concern with a co‐worker or our partner’s behavior. For many of us this is not an easy task. We are likely to lose our emotional bearings and not express ourselves.

However, as we understand the true nature of Mind, Thought, and Consciousness we see beyond peoples’ behavior to the inner wisdom we all share. With this understanding all judgments disappear and we are able to stay with our connection to others. We naturally stay in rapport, keep our emotional bearings, and find the way to express our concern without it causing defensiveness.

  • Recognize where the emotional reaction to others comes from and how to recognize that you are in it
